聚氨酯建筑密封膏屬雙組份反應固化型，有A、B兩組份組成。A組分為乳白色或淺黃色粘稠狀聚氨酯預聚體，B組分為固化劑與助劑等混合脫水而成的黑色膏狀體或液體，固化后具有一定的彈性及粘結性，（A組份：B組份=10：0.8～1.2）。
